Whole Home Renovations

Whole Home Renovations in the Des Moines Metro

A whole home renovation is not several room projects booked at the same time. It is one project with one plan, and it succeeds or fails on how well that plan was made.

This is our most involved work and the tier where owner-led delivery matters most. You deal with Tyler across the entire project, which means the person who planned the sequence is the person who answers the phone about it.

We plan the whole scope first, phase it so the house stays livable, and put all of it in one written estimate before anything begins. Your estimate and your planning session are both free.

What’s Included

Typical scope of work.

The list below is what a project of this type usually covers. Yours is set during the free planning session and confirmed in your written estimate.

  • An extended planning session covering the full scope, room by room
  • One written estimate for the entire project, not a stack of separate quotes
  • A phased schedule designed to keep the home livable throughout
  • Bathroom, kitchen and lower-level work coordinated as a single sequence
  • Layout changes planned across rooms rather than one room at a time
  • Material selections coordinated so finishes read as one home
  • A single point of contact for the whole project — the owner
  • Final cleanup and a full walkthrough together before the project is called done

How A Whole-Home Project Runs

Four phases, one plan.

  1. 01

Phase one — plan the whole house

Every room in scope is walked and specified together, and the order of work is decided before any number is issued. This is where a whole home project is actually won or lost.

  2. 02

Phase two — the single written estimate

One detailed estimate covering the agreed scope and the chosen materials across every room, with no hidden fees. Scheduling follows the estimate, never the other way round.

  3. 03

Phase three — build in sequence

Work moves through the house in the agreed order, with the areas not in progress protected and clean, and clear communication at each handover between phases.

  4. 04

Phase four — walk the finished home

A full walkthrough across every room in scope. Anything outstanding is addressed before the project is called complete.

Before You Start

What to think about.

0 1

Phasing is the whole job

Which rooms come out of service, in what order, and what stays usable meanwhile — that decision shapes the entire experience of living through a renovation. It is settled during planning, in writing, before work starts.

0 2

Material decisions compound across rooms

Choices that are independent in a single-room project stop being independent here. Flooring, trim and paint read across sightlines, so they are specified together rather than room by room.

0 3

One scope, one estimate

The value of a whole home project over four separate ones is that the scope is planned as a whole and priced as a whole. You see the full number against the full plan, instead of discovering the total one room at a time.

0 4

Decide whether you stay or move out

Both work, and they produce different plans and different sequences. It is worth deciding early, because it changes how the phases are built.

How It Works

Six steps, agreed in writing.

  1. Initial project discussion

You tell us what you want changed. We listen first, then ask the questions that shape the scope.

  2. Scope and material planning

We plan the work and the materials with you, before anything is ordered or demolished.

  3. A clear, written estimate

A detailed estimate built around your agreed scope and material choices. No hidden fees.

  4. Scheduling

We agree the start date and the order the work happens in, so you know what to expect.

  5. Execution

Careful work, a protected and clean job site, and clear communication throughout.

  6. Final walkthrough

We walk the finished space together and address anything before the project is called done.

On a whole home project the planning step is longer by design — the full scope is resolved and phased before the first written estimate is issued.

Questions

Whole Home questions.

It is built around your home rather than a fixed package. In practice it means multiple rooms planned and delivered as one project — commonly bathrooms, the kitchen and the lower level — with the finishing work that ties them together, such as drywall, paint and flooring, carried out inside the project rather than hired separately. The exact scope is agreed during planning and confirmed in one written estimate.

Usually, yes. The schedule is phased specifically so the home stays livable, and we agree which areas are out of service at each stage before the work begins. If you would rather move out for part of it, we plan around that instead.

It is deeper. The full scope is resolved room by room and then phased as one sequence, because decisions in one room constrain the next. The planning session is still free, however large the project.

One. A single detailed written estimate covering the agreed scope and materials for the entire project. Seeing the whole number against the whole plan is the point.

Tyler. On a project of this size that is the differentiator — you deal with the owner rather than a rotating crew, and the person who planned the sequence is the person accountable for it.
